How do I apply?

Apply through the online application linked from the home you choose. Every household member age 18 or older must complete an application, and all required information and fees must be submitted before screening begins.

What income is required?

Blue Crown’s published standard is verifiable monthly net household income of at least 2.5 times monthly rent. Applicants’ income is combined. Review the full criteria below for documentation and special situations.

How long does an application take?

A complete application usually takes up to three or four business days to process. Missing documents, multiple applicants, or unavailable references can extend the process.

Are pets allowed?

Blue Crown follows federal, Texas, and local fair housing laws and principles of equal opportunity. Its published policy says applicants are considered without discrimination based on race, color, religion, national origin, sex, disability, familial status, ancestry, sexual orientation, gender identity, or spousal affiliation.

02 / HOW SCREENING WORKS

Application process

  • Apply through the online application linked from the home you want. Outside applications are not accepted.
  • Complete every part of the application and pay the application fee before it can be considered. Every household member age 18 or older must submit a complete application.
  • Blue Crown processes completed applications on weekdays, excluding holidays, and sends completed applications for the same property to the owner for a final decision.
  • Blue Crown does not pre-screen applicants. Review these criteria before you apply.

Screening usually takes up to three or four business days after all materials are complete. Multiple applicants, missing documents, or difficulty contacting references can extend that time. Let prior landlords know they may receive a rental-history request.

03 / AFTER APPROVAL

Funds and move-in payments

Before a property is taken off the market, an approved applicant must pay the required funds: a security deposit determined by the applicants’ average credit score, any property-specific animal deposit or fees, and a $195 lease administration and tenant account setup fee. The first full month of rent may be paid at the same time, but Blue Crown’s published policy says it is not required at this stage. The home remains on the market until the lease is signed and required funds are received.

Blue Crown’s published payment methods are ACH through the tenant portal or RentMoney cash payment at participating retailers. It does not accept credit cards or ordinary paper payments. ACH should be used only when the move-in date is at least seven days away; a payment made closer to move-in can delay occupancy until it clears.

In rare cases, management may approve a cashier’s check or money order for a move-in within seven days. That exception requires a $50 processing fee. The payment must be payable to Blue Crown Properties, include the property address, and be placed in an envelope marked Blue Crown Properties. The published delivery address is the secure UPS Store drop box at 13901 Midway Road, #102-127, Dallas, TX 75244. Confirm an exception with the team before sending payment; personal and business checks are not accepted.

04 / BEFORE YOU APPLY

Identity, occupancy, and lease timing

  • Each applicant needs a current government-issued photo ID. Expired identification is not accepted. The online application may request a selfie to compare with the ID.
  • Each applicant must provide a valid Social Security number or tax ID number for credit-report matching.
  • Blue Crown properties are non-smoking, including indoor areas, garages, and outdoor areas.
  • Lease starts are scheduled on weekdays, preferably Monday through Thursday, and not on national holidays. For a vacant home, the published maximum is 30 days after approval; an owner may require an earlier start.
  • Leases are typically 12–24 months. A term under 12 months is rare, and, absent property-specific instructions, Blue Crown does not schedule lease expirations from September through February.
  • Every applicant is strongly encouraged to tour the home. Anyone applying without a personal viewing must sign a Sight Unseen Waiver.
  • Adults 18 or older who are financially responsible are tenants and must apply. Other authorized residents are occupants; residents under 18 must be disclosed with their date of birth.
05 / ANIMALS

Pets and property rules

Pet acceptance and deposits vary by property and owner. Check the individual listing before applying. For each pet, the published application asks for one full-body photo and one photo showing the applicant with the animal.

  • Dogs must be at least 24 months old; puppies are not accepted.
  • Cats must be at least 12 months old, and male cats must be neutered.
  • Pets must be licensed and current on vaccinations. The published policy does not permit ferrets, reptiles, or rodents.
  • Most properties have a two-pet maximum. Homeowner association rules may add limits on number, type, or weight.

06 / FINANCIAL QUALIFICATION

Income and supporting documents

The published standard is verifiable monthly net household income of at least 2.5 times the monthly rent. Income from all applicants is combined. Applicants pay any employer verification charges. Blue Crown says its application uses Verifast to review linked bank activity; if an account cannot be connected, manual verification may delay screening.

Documents by income source

  • W-2 employment: Link the bank account used for payroll deposits and provide three current consecutive pay stubs. If you have just started, provide all available stubs plus an unconditional signed offer letter that the employer can verify.
  • 1099 or business income: Link a personal bank account and provide six consecutive months of itemized statements. A business account may be considered with proof of sole proprietorship; if income appears as transfers or only in a business account, six months of business statements and that proof may be required.
  • Social Security or other benefits: Provide an official award letter showing monthly payments.
  • Child support or alimony: Provide the court order, six consecutive months of payment history, and documentation showing how long payments will continue.
  • Assets in place of sufficient income: Provide three full consecutive monthly asset statements, or six if the assets are in a regular checking account. The published rule calls for assets worth 35 times monthly rent and an additional deposit equal to twice the deposit otherwise determined by the average credit score.
  • Employer or third-party-paid rent: Applicants still need verifiable income under the published third-party standard of three times monthly rent. Blue Crown accepts a third-party payment but does not put an employer on the lease as a tenant.
  • Support from friends or family: The supporting person must apply as a co-signer and meet the co-signer requirements.
07 / CREDIT

Credit and co-signers

Blue Crown’s published policy calls for favorable credit and no open bankruptcies. It obtains a TransUnion FICO Score 9 for each applicant, averages applicants’ scores, and uses that average to determine the security deposit. FICO Score 9 is different from a VantageScore.

The published schedule does not state a tier for scores of 560–599. Ask Blue Crown to confirm the applicable deposit before applying or paying funds.

Co-signers

A co-signer must submit an application, pay the application fee, and sign the lease. Blue Crown does not accept a guarantor who will not sign. A co-signer may be requested only when other criteria have been met, to help satisfy the income standard or improve the average credit score. Co-signers are responsible for the entire lease.

The published co-signer requirements are Texas residency; a credit score of at least 700 with no judgments, collections, or charge-offs in the last 24 months; verifiable net monthly income of at least five times rent; and a signed lease.

08 / BACKGROUND

Criminal screening

Blue Crown’s published criteria call for a criminal background check for every tenant and occupant age 18 or older. They state that a felony conviction within the past seven years, a sex-offender registration requirement, or a conviction for illegal manufacture or distribution of a controlled substance can result in denial. The screening also considers convictions that may raise safety concerns for the property or surrounding residents.
