Information we collect

When you contact us or request a rental analysis, we may collect your name, email address, phone number, rental property address, property details, goals, and the information you choose to put in a message. The calculators on this website may also collect the property address and figures you enter if you submit a lead request. We receive listing inquiries and information you provide through applications, leases, owner or resident portals, other real-estate forms, and communications with our team.

Depending on the service you request, information may include rental history, employment or income information, payment details, tax forms, government identification, and information in a consumer report. A screening or background report is obtained only in connection with an authorized application or another authorized purpose. Please use the designated application or portal for sensitive identity or financial information; do not put it in a general website message.

Our website and service providers may also receive routine technical information, such as your browser, device, IP address, pages requested, and approximate location derived from your connection.

How we use information

We use information to respond to questions; prepare property-specific rental reviews; discuss and provide management, leasing, brokerage, and resident services; process applications and transactions; communicate about a property or account; maintain business records; meet reporting obligations; and improve our website and support. Contact information may be used to follow up on the request you submitted. A website inquiry does not enroll you in SMS marketing.

For prospective residents, information may be used to evaluate an application, request an authorized credit or background report, verify rental history, and discuss an application with the property owner. For property owners, we use information to provide management services, arrange authorized payments or deposits, and complete required tax or other reports. For clients in a transaction, we may share information with a service provider at the client's direction when needed to obtain the requested service.

Blue Crown does not sell or trade personal information. We may share it with people who need it to perform the services described above, including our authorized staff and agents, application and screening processors, property owners where relevant to a tenancy, payment and portal providers, and service providers that operate this website or our business. We may also disclose information at your direction, to comply with legal process, or to protect rights, property, or safety.

Access to application and transaction records is limited to people whose work requires it. Property owners do not receive general access to Blue Crown's files; application or screening information may be discussed with them for a property they own, and copies are provided when the applicant consents or when a lawful management transition requires transfer to the owner, counsel, or a new manager.

Website forms and outside services

Owner inquiries and rental-analysis requests submitted here are sent to Blue Crown's Aptly owner-lead system for follow-up. Current rental listings may be supplied by Aptly. Application, tour, owner-portal, resident-portal, maintenance, virtual-tour, school, and map features may open or embed services operated by other providers. Those providers may collect information under their own privacy policies when you use their tools. Review their terms before submitting sensitive information.

Maps on this website may load tiles from OpenStreetMap or an embedded Google map. These services receive the technical requests needed to display a map. External listing photos and virtual tours may likewise be requested from their hosts.

Cookies and browser choices

Cookies and similar browser storage can help a website or its service providers remember a session, operate a feature, and understand site activity. Your browser may let you block or remove cookies; doing so can affect portals, embedded tools, or other third-party features.
